54 million increase over previous year
Saint-Zotique's property value in 2025 is estimated at $1.8 billion
According to a report produced by the external firm Leroux Beaudry Picard et Associés of Laval, Ville de Saint-Zotique's property value for the year 2025 is set at $1.8 billion. This represents an increase of $54 million over the previous year.
The information was unveiled by Ville de Saint-Zotique mayor Yvon Chiasson at the municipal council's most recent regular meeting, held on Tuesday, September 17.
Following a request to the municipal administration, Néomédia was able to obtain a copy of the three-page document, whose reference date is January 1, 2025.
Highlights of the document state that the assessed value of land on the territory is $573,050,700. The value of buildings is set at $1,133,239,100, while the value of real estate is estimated at $1,706,289,800. The total number of assessment units is 4,704. The total number of neighborhood units is 125.
The non-taxable value of land is $28,587,800. The value of buildings is estimated at $112,973,900, while the value of immovables is $141,561,700.
The total accumulated taxable and non-taxable value is as follows:
- Land: $601,638,500;
- Buildings: $1,246,213,000;
- Buildings: $1,847,851,500.
The total number of units is 4,588 and 163 for the total number of other premises.
Later in the report, the inventory is broken down by use. It shows that there are
- 3,603 residential units. These include residences with one door and buildings with between 50 and 99 doors.
- 38 cottages or vacation homes;
- 19 mobile homes or trailers;
- 1 shared dwelling.
- 24 other residential buildings.
In the Transportation, Business and Public Services category, there are 51 on municipal territory, and one linked to the railroad.
In the commercial sector, there are 30, including 9 shopping centers and buildings, 1 wholesale establishment, 19 retail outlets, 1 hotel, motel and tourist home, and 30 classified as commercial, excluding condominiums.
There are 29 service companies.
As for cultural, sports and leisure infrastructures, there are 5 on the municipal territory, including a golf course.
In terms of production and natural resources, Saint-Zotique is home to 41. Of these, 39 are related to agriculture and only one to forestry.
Finally, there are 584 vacant lots, out of a total of 600 undeveloped buildings and bodies of water.
