Saint-Zotique Approves New Residential Development on Rue Principale
The municipal council of Saint-Zotique has given the green light to a new residential development project set to take shape on Rue Principale in the coming months.
Specifically, the development will be located on lots 1,688,921 and 3,844,795, across from the former Le Maski restaurant at 238 Rue Principale.
The project was submitted under a Site Planning and Architectural Integration Program (PIIA). “According to the application, the residential development will include 60 housing units. Based on the documents submitted to the Town, the developer fully complies with municipal regulations, and no minor variances will be required for the project to proceed. The Urban Planning Advisory Committee (CCU) recommends approving the application,” stated Mayor Yvon Chiasson during the public session, before the council unanimously approved the motion.
Water Supply Capacity Assurances
Will the municipal water system be able to serve this new construction?
“I want to reassure our citizens. Every time a permit application is submitted, the provincial government conducts reviews under Section 32 of the Environmental Quality Act (EQA). These analyses ensure that the filtration plant has the necessary capacity to serve the new development. If it doesn’t, the Ministry will issue recommendations to the Town to adjust our infrastructure to accommodate the project, or they may reject the proposal altogether. In the past, for instance, we were asked to modify our aerated ponds. Nothing regarding residential development is done haphazardly. Everything is calculated. If construction begins, it’s because our filtration plant has the required capacity,” the mayor concluded.
