Vaudreuil-Dorion will experience a significant increase in property values, with the average home value rising by 40.33% starting January 1, 2025, when the new property assessment roll for 2025-2027 comes into effect.

The firm Évimbec has been tasked with producing the new assessment roll independently. The City of Vaudreuil-Dorion has no influence over the assessor’s work, as the firm is a member of the Ordre des évaluateurs agréés du Québec.

This process, which is mandatory every three years, inventories properties and determines the value of each building. The goal of the assessment is to ensure a fair distribution of property taxes based on the actual value of the real estate market.

A Significant Increase in Property Values
As a result, the average value of homes in Vaudreuil-Dorion has increased by 40.33%, mainly due to rising real estate prices. This increase notably affects owners of average single-family homes, whose property values are rising from $419,200 to $588,200.

This phenomenon is driven by a general rise in property prices in the real estate market, which has pushed up the value of properties. The property assessments are based on the market as it was on July 1, 2023, meaning that any price increases recorded between this date and the present will not be included in the new property values.

Adjustments to Tax Rates
The increase in property values will also result in an adjustment to municipal tax rates. The City of Vaudreuil-Dorion has announced that it will adjust tax rates to account for most of the rise in property assessments. The goal is to limit the direct impact of the higher property values on residents' tax bills.

However, the impact of the new assessments on individual tax bills will vary. Some residents may see their tax bills remain roughly the same, while others could experience an increase or a decrease.

Furthermore, the Vaudreuil-Dorion municipal council will adopt its 2025 budget on Monday, December 9th, at which time the official tax rate will be announced to citizens.

It is important to note that property value increases are not uniform across the city. Some areas of Vaudreuil-Dorion will see larger value increases due to recent property sales in neighboring neighborhoods. This is explained by the local dynamics of the real estate market.
