Ville de Saint-Lazare recently acquired two lots on Chemin Sainte-Angélique with a view to selling them to the Toit d'abord organization. Toit d'abord would like to build affordable housing for targeted clienteles.

Once built, the buildings will accommodate families, couples and individuals with modest incomes who currently spend more than 30% of their total income on housing, as well as people with special needs.

The lots acquired by the municipal administration are numbered 3,502,980 and 3,503,000 and are located on chemin Sainte-Angélique. They are located at 2080 and 2090 chemin Sainte-Angélique.

The land currently contains buildings that are certain to be demolished to make way for the community real estate project.

The offer to purchase the buildings and the promise to sell were signed on September 5 by the general manager. The amount of the transaction is $1.6 million, to be drawn from the unallocated operating surplus as at December 31, 2023.

Why this location for the project? “For the proximity of services, located within an optimal living environment, but also for the walkability and availability of the lots,” we wrote by e-mail to Néomédia.

The resolution adopted on September 10 specifies that, to the best of the sellers' knowledge, the lots must be free of contamination or environmental constraints that would prevent the project from going ahead. In addition, the lots are sold without warranty of any kind, including the legal warranty provided for in the Civil Code of Québec.

Toit d'abord has applied to the Communauté métropolitaine de Montréal for a subsidy of up to 20% of the cost of acquiring the lots.
