Coteau-du-Lac puts the Juteau land up for sale
The City of Coteau-du-Lac announces that it will sell the Juteau land, land located behind the Caisse Desjardins, as part of a major revitalization project within the village core. Remember that the Juteau land was acquired by the City at a cost of $1 million in 2011, with the aim of avoiding uncontrolled development on this site.
Its characterization was carried out in the same year by the City, in accordance with the requirements of the Ministry of the Environment and the Fight against Climate Change, in order to determine its degree of contamination. Rehabilitation (decontamination) work on the land followed in November 2011 at a cost of $672,000.
Since then, the land has remained vacant, without a building. In the fall of 2019, a public consultation aimed at changing the zoning of this sector was held according to the rules of the art. The zoning change adopted at the beginning of 2020 allows the construction of buildings of up to 4 floors, whereas it previously allowed up to 3.
Revitalize the village core
The revitalization project is part of a sustainable urban development perspective, emphasizing the preservation of the environment and the creation of a harmonious living environment for the local community. In addition, the proximity of a cycle path reinforces the attractiveness of this site for projects promoting soft mobility and active lifestyles.
“Ideally located on the edge of the Soulanges canal, in the immediate vicinity of a school and numerous shops, this land presents exceptional potential for the development of a signature project focused on sustainable development and inspired by the theme of navigation,” explains the City in a press release.
With an area of more or less 11,000 square meters (approximately 120,000 square feet), this land represents an opportunity for developers wishing to propose commercial, residential or mixed projects, thus contributing to the economic and social dynamism of the region.
The call for proposals will be officially launched on June 19 and will be accessible via the electronic tender system (SEAO). Interested proponents are invited to submit their proposals before the deadline indicated in the call for proposals.
The choice of investor will be made by an evaluation committee specially formed for this purpose. This committee will be based on a rigorous evaluation grid previously established, thus guaranteeing a transparent and fair selection of the most appropriate project for this exceptional site.
